A buyer's agent works for the buyer
Your Own AgentWhen you are buying a home in North Carolina you have the option to have a Buyer's Agent work directly for you. This agent represents only your interests in the showing and purchasing of your new home. The Seller's Agent ( the listing agent) represent's only the seller's interests and a listing agent that has the permission of the seller and the buyer (dual agent) can represent both parties to the best of his or her abilities. This Dual Agent becomes more of a facilitator to the transaction.
The commission to the Buyer's Agent usually is paid out of the sale price by the Listing Company at the closing. You may only need to pay an agent out of pocket to represent you in a "For Sale By Owner" situation where the owner refuses to add the commission to the purchase.
